This is a specification-led category rather than a price-led one, and the single most common failure is a factory quoting residential construction against a contract specification without knowing the difference.

02Source geography

Where it is made.

The Shunde and Lecong belt in Foshan, which is the largest furniture trading and manufacturing concentration in the world at over three million square metres of showroom across a five-kilometre corridor.

Contract and hospitality manufacture from Dongguan, specifically Houjie and Dalingshan, where quality systems are calibrated to Western contract expectations. Cabinetry from the Guangzhou and Guangdong customisation groups running German panel processing lines. Seating from the Zhejiang cluster.

Where a brand standard requires it, from European and Southeast Asian manufacture.

03What we check

Six checks. The first costs almost nothing and prevents the most expensive claim.

Furniture fails slowly and visibly, which makes it the category where reputational damage outlasts the commercial loss.

  • Moisture content, with a meter, on the factory floor. Timber must be at 8% to 12%. Higher and the piece warps in a dry climate; lower and it swells in a humid one. It is the single most important incoming check on Chinese casegoods and almost nobody performs it.
  • Edge banding adhesive. Polyurethane reactive hot melt, which is correct and waterproof, against ethylene vinyl acetate, which is cheap and delaminates in humidity. It is a reliable indicator of whether a factory is genuinely export-grade.
  • Substrate honesty. Solid wood, then multi-ply, then medium density fibreboard, then particleboard. Product described as solid wood is frequently finger-jointed rubberwood under a veneer. We specify and verify.
  • Hardware, by brand and part number. Blum, Hettich, Grass or Hafele genuine against a good Chinese equivalent against unbranded. Kitchen quality is seventy per cent hardware, and it is the easiest thing in the package to substitute invisibly.
  • Contract grade against residential grade. Hotel furniture requires impact-resistant edges, BS 5852 Crib 5 upholstery for the United Kingdom, and ten-year commercial durability. Residential-grade furniture in a hotel fails within eighteen months. We read the specification, not the quotation.
  • Formaldehyde and timber traceability. E0 or CARB Phase 2 and TSCA Title VI for North America. From 30 December 2026 the European Union Deforestation Regulation requires plot-level geolocation of harvest for wooden furniture and joinery, which cannot be assembled retrospectively. We began qualifying suppliers for that dataset well ahead of the date.
